What Is An Energy Performance Certificate?

All domestic properties sold in England and Wales require an Energy Performance Certificate (EPC) but what are they? An EPC is essentially an Energy Efficiency rating for a property on a scale between A and G, with A being the most Energy Efficient and G the least. The environmental impact of the property which takes into account the Carbon Dioxide (CO2) emissions is also assessed using the same scale. An average UK property would have a rating of between D and E.

An inspector carries out an assessment which includes reviewing levels of home insulation, boiler/heating efficiency, double glazing, etc. In addition to calculating the Energy Efficiency and Environmental Impact ratings, a series of recommentations are made that if implemented would improve the property's ratings.
